What is required at the time of application?
Once you decide to rent an apartment, the following is required from all applicants over the age of 18:
- Rental Application
- Photo ID
- Income verification ( 2 most recent pay stubs OR salary letter OR bank statement)
- IF you are a student, the landlord will require proof that you are a student. Usually an acceptance letter or current bursars bill/transcript
- Credit check (your agent usually takes care of this for you)
- Money (most landlords require at least 2 months rent in addition to the brokers fee)

HOW TO FILL OUT YOUR RENTAL APPLICATION (full instructions below image)

- All information must go ABOVE the line
- HOME PHONE: Put your cellphone number or the number that you can be reached at in case of an emergency.
- INITIAL IF OVER 18: Make sure to initial the top right hand corner. This is a very important step which people often forget to do.
- PRESENT ADDRESS: Put your current address and the dates during which you have been living there
- SOCIAL SECURITY #: This is required in order to run a credit check which is required by all landlords.
- PRESENT LANDLORD: Put your current landlords name and phone number (the address is not needed) IF you live with your parents, simply put "parents" and a working contact number
- FORMER LANDLORD: Put the most recent landlord from who you were renting. Make sure to put the address where you were living.
- EMPLOYER: Fill in your current employers name and phone number. Usually their address is not necessary.
- OCCUPATION: If you are a student, simply put "student"
- SALARY: Make sure the information you put is accurate! A landlord will require documents to verify your income.
- FORMER EMPLOYER: Usually just the name is enough.
- PERSONAL REFERENCE: List a friend, co-worker, or family member. DO NOT PUT the person you will be living with.
- IN CASE OF EMERGENCY: List whoever the landlord should call in case there's a problem and they need to give you a message.
- CREDIT REFERENCE: Leave this section blank.
- BANK: DO NOT PUT YOUR ACTUAL BANK ACCOUNT NUMBERS! Simply the name of the bank you use will suffice.
- NAME OF ALL CO-TENANTS: List the names of everyone who will be living in the apartment (not including yourself.)
- APARTMENT NO./TYPE: Put the apartment number (NOT the address.)
- TOTAL NO. OF OCCUPANTS: Put the number of people who will be living in the apartment.
- NO. OF ADULTS: Put the number of adults who will be living in the apartment.
- ADDRESS: List the address of the apartment building.
- NAMES & AGES OF MINOR CHILDREN: List the names and ages of everyone under the age of 18.
- OCCUPANCY DATE: Write the lease start date. If you do not know, leave blank.
- RENT BEGINS: Write the lease start date. If you do not know, leave blank.
- TERM OF LEASE: Write the length of the lease. If you do not know, leave blank.
- APPLICANT SIGNATURE: Make sure to sign the lease!

HOW TO FILL OUT THE GUARANTORS FORM
- This form is for your guarantor to fill out (parent or guardian)
- ADDRESS AND UNIT APPLYING FOR: Put the full address and unit of the apartment to be rented.
- FIRST NAME AND LAST NAME: The guarantors full name.
- GUARANTOR FOR: Name of the person who will be renting the apartment.
- DATE OF BIRTH: Guarantor's date of birth.
- SOCIAL SECURITY #: Guarantor's social security number. Required for credit check.
- HOME PHONE AND WORK PHONE: Guarantors phone numbers in case they need to be reached.
- CURRENT ADDRESS: Guarantors current address.
- OWN/RENT:Circle to indicate if guarantor owns or is currently renting the current address.
- GUARANTORS EMPLOYER and PHONE #: Guarantors current employer and contact number.
- POSITION: Guarantor's position
- SALARY: Guarantor's salary.
- LENGTH OF EMPLOYEMENT: Amount of time guarantor has been employed by current employer.
- GUARANTOR'S SIGNATURE: The guarantor must sign and date or the guarantor form can not be processed.
